The Project Manager will provide overall leadership direction. They will oversee and coordinate various construction projects from start to finish, ensuring that schedules and budgets are followed. Primary responsibilities will be assisting the on-site management team through all phases of the construction process including, safety, estimating & procurement, cost control, coordinating & scheduling, quality control, project administration, personnel management & supervision, and customer, vendor, and subcontractor relations.

Duties/Responsibilities:
• Plan, direct, or coordinate with estimating team on developing early cost models and estimates including narratives that clearly articulate scope inclusion, exclusions, and assumptions
• Provide redlines to schematic and design development plans as part of an integrated preconstruction quality control plan
• Lead and participate as required with the project team in client meetings
• Develop early schematic and design development level schedules that demonstrate the sequence of events
• Lead and exercise discretion and independent judgement with respect to plan certification processes on Design-Build projects.
• Ensure high quality, coordinated plans are delivered on the dates promised
• Ensure high level client satisfaction throughout the construction process and by providing premier project execution
• Communicate clear expectations with clients regarding schedule, budget, and quality
• Provide weekly communications updates in meetings, emails, and calls to ensure great communications
• Complete a thorough and complete bidding and bid analysis of the project
• Lead process on subcontracts and purchase orders for all scopes of work utilizing company standard work scopes, exhibit A’s, and schedules. Work with Superintendent, Projects Executive, and other team members on drafting scope of work in ensure 100% of the scope is covered.
• Ensure subcontracts and insurance certificates are received and executed prior to any work beginning on site
• Solicit, review and approved all pay applications and invoices
• Create timely owner invoices to ensure prompt payment in collaboration with accounting department
• Review open payables, approve payments and secure lien waivers
• Manage the Change Management Process to ensure plans remain current, subcontract costs are identified and resolved, and owner contract costs are identified and resolved in a timely manner
• Manage monthly reporting requirements for each project
• Ensure projects are delivered on the dates promised
• Develop master schedules and planning tools to demonstrate that a clear plan is being followed by all workers on each project
• Manage Project Superintendent to ensure weekly look ahead schedules are maintained during construction. Maintain weekly schedule updates for Superintendent if required.
• Ensure field offices visually display planning tools on walls to help communicate with foremen and workers on site: Large Master schedules with key milestones clearly identified site plans and key building plans that clearly show planned sequencing and workflow
• Ensure projects are constructed in accordance with the plans and specifications • Ensure projects are consistently delivered 100% complete and punch list free on the date promised
• Manage submittal process to ensure submittals are reviewed and approved in a timely manner
• Manage all plan and scope questions by utilizing Request for Information
• Develop and execute a Quality Control Plan for each project
• Develop integrated work plans for each phase of work with Superintendent
• Execute pre-construction meetings with each new trade coming on site
• Ensure team inspections, documentation and correction of all deficiencies
• Develop and execute a Site Utilization Plan on each project
• Work closely with Project Superintendent to ensure projects, workers and work methods are OSHA compliant
• Ensure integrated work plans include safety requirements
• Ensure that integrated work plan preconstruction meetings occur for each trade prior to starting work on site
• Ensure first day, first hour safety requirements are reviewed with each worker
• Develop a culture of collaboration among internal and external team members
• Lead weekly meetings with owners, designers and team members in collaboration with Project Superintendent during construction
• Participate with Project Superintendent in leading weekly subcontractor meetings on site
Qualifications Minimum Qualifications:
• 5+ years construction management experience
• Ability to communicate effectively with owners, subcontractors, and internal personnel
• Strong leadership problem solving, initiative and teamwork skills Preferred Qualifications
• Construction Management degree or equivalent experience
